MAY 2021 - TIME FOR AN UPDATE

Hope everyone is keeping well through this pandemic we find ourselves in.

There have been a few situations at Knights Beach that I wanted to talk about but in all honesty I have to some extent lost interest.

The amount of comments I get from people who seem to think that getting screwed by a business is just par for the course.

I really am surprised how compaciant people are about this.

How they will accept getting screwed before speaking up in their own defense.

So my Youtube channel chugs along getting a very small number of views but consistent. 

My website, Knights Beach Resort .com is actually doing very well.

But of course I do have to remind myself this is a very niche subject matter that does not pertain to a lot of people.

The point…. I got bored with talking about people who have a very dishonest way of doing business because nobody seems to give a shit.

I was scheduled for a court date. Knights Beach suing me for defamation and libel. 

I have prepared a 70 odd page defence to this claim and was actually looking forward to presenting my case to a judge.

I believe this could be another avenue of getting the word out about the questionable business tactics employed by Knights Beach.

With Covid19 and the closing of the courts this date had been delayed.

But with such a long delay of just over a year I was starting to wonder if the Wassermans had changed their minds about going to court.

This possible cancellation, which was just abstract thinking on my part, also knocked some of the wind out of my sails.

I really just lost interest in the whole thing.

Not completely.

I still check the sites analytics frequently.

I still read all emails sent to me and respond to most of them.

And I still keep an eye on what is happening at the park.

But new content has not been coming out of me.

Until now.

I received an email from the Welland Small Claims Court to set up a date for a settlement hearing, by way of Zoom.

We’re back on!

So over the coming days and weeks I will get back to posting new Youtube videos and website content about our favourite subject.

Fall Storms On Lake Erie

Well this was an interesting turn of events!

we all know the levels of the great lakes have been very high for a few years now.

lake erie and knights beach resort are no exception.

on haloween, 2019, the winds picked up and caused some serious swells on the lake.

this in turn caused damage to unprotected shore lines like those found at

knights beach resort.

the shore line errosion undermined the “foundations” of tenant’s

decks along the waterfront.

and then someone complained about it.

Someone actually called the haldimand building department

to complain about the damage.

this set off a chain of events that will not be helpful to any tenant at the park.

it will on the other hand be very helpful to the park owners.

this now gives them the ammunition they need to force people to

dismantle their properties in line with the new 2020 rules

the park has laid down.

now the building department can be the bad guys.

how many digruntled tenants will be afffected?

remove your decks.

remove your add-a-rooms.

remove your hard roof canopies.

remove your garden sheds.

remove your patio stones.

2020 Rental Contract 10 Year Old Trailers

How old is your trailer?




To quote the contract… “Only new RV’S/Trailers are allowed onto a waterfront site”

“All other sites will only be allowed to move in trailers tat are up to 10 years old,

provided they are approved by park management”.

“aLL TRAILERS MUST BE LICENCED”

sO WERE DOES THIS LEAVE YOU? hOW OLD IS YOUR TRAILER? hOW LONG HAVE YOU BEEN A TENANT

AT THE PARK? dOES THIS NEW RULE ONLY APPLY TO A NEW TENANT COMING TO THE PARK?

IT DOESN’T SAY THAT IN THE CONTRACT, IT JUST SAYS ONLY NEW TRAILERS ARE ALLOWED ON THE

WATERFRONT. wHY JUST THE WATERFRONT? dO YOU HAVE TO REMOVE YOUR OLDER TRAILER

AND REPLACE IT WITH A BRAND NEW ONE? fOR THAT MATTER DO YOU HAVE TO HAVE A NEW ONE

EVERY YEAR? yOU’RE LAUGHING RIGHT NOW AND THINKING I’M AN IDIOT, RIGHT? READ THE

CONTRACT AGAIN. DO YOU SEE ANYTHING THAT MAKES ME WRONG? IF IT DOES JUST APPLY TO NEW

PEOPLE COMING TO THE PARK THEN IT HAS NO AFFECT ON YOU! oR DOES IT? WHEN YOU WANT TO

SELL YOUR TRAILER YOU WILL LIKELY SELL IT TO A NEW PERSON COMING TO THE PARK. BUT THAT

PERSON CAN’T LEAVE YOUR TRAILER ON IT’S WATERFRONT LOT, IT’S TOO OLD!




LOOK AT THE CONTRACT AGAIN…PAGE 12

Top of the page… “Park Managemant reserves the right to disallow any sale of an

RV/Trailer where the RV’s/Trailer age and/or condition do not meet current park

standards for it to remain in the park” or in other words, if you own a trailer on the

waterfront you can’t sell it unless it is brand new. again you are laughing at me and

again i encourage you to look at your contract. do you see anything in writing that

would say other than what i am saying here? and remember, what is in writing is all that

matters to the park management. if any member of the staff promises you something, it

means absolutely nothing if it is not in writing! i can promise you this from first hand

experiences.

every one is breaking the park rules for the 2020 season.

even not talking about the age of the trailer,

because that rule is very poorly presented,

each of these homes is breaking, at the minimum, 2 rules under the new 2020 contract.

remeber, if you don’t comply to the park rules you are subject to

eviction with no refund.

Granpa Marvin. The happy man. The happy man in a happy business. Well of cource he’s happy.

A Marvin Wasserman Story

So on the original version of this site I used a short phrase to describe Marvin.

Well, Marvin and his Lawyer took great offence to this leading me to remove the line.

Or at least for the most part.

Because of that I have to tell you the long story instead.

On the day my friend took ownership of her trailer at Knights Beach Resort, Marvin stopped by to offer his best wishes.

He sat down with me on the deck and told me a bit of his life story.

I BET SOME LAWYER IS GOING TO TELL ME I CAN’T REPEAT THE STORY HERE.

BUT I’M GOING TO ASSUME MARVIN HAS TOLD THIS STORY TO A LOT OF PEOPLE OVER THE YEARS.

So he tells of how 50 odd years ago he was working away hard in Hamilton and left home early in the morning and not getting back until late

at night. This would go on seven days a week never allowing time for his family.

He goes on that Gloria put her foot down and told him it was time to find a better way, a way to spend more time with family.

Marvin found this piece of waterfront land for sale that was already somewhat of a park on the shores of Lake Erie.

He soon realized people loved the place and they were more than willing to give him money to use the park.

Quoted from a news article “get a beach pail and start charging”.

Marvin tells this story with that huge grin of his, “that big ole smile”.

He tells of how people give him money to be happy.

If you look on the contract you soon realize that after you pay for the rental of your lot at Knights Beach it doesn’t stop there.

You pay for a gate pass, your adult children to visit, and so on.

That’s on top of your $12,000. rent and $20,000. “IMPACT FEE”.

It’s a lot of money that you will be giving to Marvin. And the smile is always there.

“You pay a lot of money but get a ole big smile”.

Not quite as catchy but I’ll use it!

Have you ever had a conversation with someone where you could say “it didn’t have a good outcome”?

The cable tv company says to be home between 8:00 a.m. and 6:00 p.m. You tell them you have to be at work but they don’t care.

I told my Cardiologist I was having trouble breathing and he responded, “that’s nothing to do with me, it’s not your heart”,

so he did nothing to help me.

The kind of conversation that not only does not yield the result you hoped for, it leaves you feeling a little upset.

The kind of conversation you tell a friend about and say “they just don’t give a shit”.

Or worse, the conversation where the other person tells you straight out that they don’t give a shit.

The kind of conversation that just didn’t have a good outcome.

THAT’S THE KIND OF CONVERSATION I HAD WITH DAVID WHEN I APPROACHED HIM ABOUT MY FRIENDS PROBLEM WITH HER

Marlene Allen! The let’s just get it done type. IN MY OPINION*

Could be a good trait in business, and for the Wasserman’s it is.

Marlene handles the sales at the park as one of her many duties. I would assume she has too many duties because she seems to want to just push things along as fast as possible. Sort of like please don’t waste my time. IN MY OPINION*

SHE IS VERY GOOD AT GETTING THE SALE CLOSED AT ALL COST, (like the proverbial used car salesman). IN MY OPINION*

She’s had 12 years to develop her Marvin smile, but it still is forced. IN MY OPINION*

A 3 Generation Camping and RV Park

The following is my opinion of how the Wassermans operate the park.

Now think about this.

  • Marvin buys the park 50 years ago. He makes some improvements,

    maybe does some advertising and brings up the revenue to a comfortable level.

  • Life is good, and they raise their little boy. Except he grows up. He wants in on the business.

    He wants to get married and have a family too.

  • Marvin thinks about it and wonders how are they now going to pay for the life of two grown men and their families.

  • Raise the rates? Charge for every little thing you can.

    “Get a beach pail and start charging”

  • So David has his little boy. Edward grows up and… well you know the story by now.

  • Up go the rates, start charging fees, use names for the fees that disguise what they really are. SEE SECTION ON IMPACT FEES

  • Always remember, IT’S OUR PARK. IT’S OUR RULES. IF YOU BREAK A RULE, YOU GET EVICTED. Interesting take on customer service.

HOW ELSE IS AN ORIGINAL ONE MAN SHOW NOW GOING TO PAY FOR THREE FAMILIES?

    It’s a bit of a long explanation, but it will tell you what the Wasserman’s are planning, and how they plan to carry it out.

Trailer FEES

What is an IMPACT FEE? I think most people, especially anyone who has built a cottage, anyone who has

concern for the environment, or people who pay attention to the quality of our rivers and lakes know what

an IMPACT FEE is.

But if you don’t, GOOGLE it! An IMPACT FEE is money paid to the Province of Ontario or it’s Counties.

That is Ontario’s definition of the term. The definition will come up repeatadly as a fee paid to some form of

Government association.

Knight’s Beach charges you a fee of $20,000.00 to be on a waterfront lot.

MARLENE ALLEN CALLS IT AN IMPACT FEE. IT IS WRITTEN ON MY FRIENDS SALES CONTRACT AS AN IMPACT FEE.

IN MY OPINION….. IMPACT FEE IS A VERY MISLEADING TERM.

THE $20,000.00 GOES TO THE PARK OWNERS. END OF STORY!

So lets add this up in rounded numbers.

$10,550.00 for the seasonal lot rental, (waterfront).

$20,000.00 paid as an impact fee.

Total $30,550.00

Season is 6 months long.

Contract you sign is for one season only. You are not in any way quaranteed a second season or beyond.

It is very possible you will not be given the opportunity to sign up for a second season and will have to move your trailer out of the park.

Conclusion… $30,550.00 divided by the 6 momth stay at the park.

$5,091.66 PER MONTH RENT

Now don’t forget you will already be paying $10,55000 annually for the lot rent. 3 to 4 times greater than

the off water lots. That is a pretty BIG premium.

So what is the $20,000.00? How is that justified?


Thinking about camping at the park…

Read This First


Lake Erie

A common complaint is the water, specifically algae blooms. It’s not really fair to chew them out over that, after all it is Lake Erie. As the shallowest of the Great Lakes it is also the warmest allowing the algae to thrive.

Many environmentalists refer to it as a dead lake.

Just A Thought

Lake Erie is best enjoyed from the first of the season to about the first of August. After that the warmth of summer brings

out that algae, and by mid August those algae blooms, (often toxic).


Weekend Camping

If you just want to take your tent or trailer camping for the weekend I suppose this place is OK, (not great, just OK).

If you deal with the part time summer staff, that part of your visit will be fine.

If you made a reservation by phone you probably spoke to Marlene. Take whatever she said with a grain of salt.

When you arrive, avoid Marlene at all cost. It will make your stay more pleasant(ish).

As a camping park Knights Beach is at best OK. It’s kind of a field with trucks and boat trailers all over the place. The washrooms

are not well taken care of and the food pavillion is a complete waste.

Why wouldn’t you go to ROCK POINT PROVINCIAL PARK just down the road.

It is a Provincial Park. Very nice property with lot’s of trees, a really great beach, and the clean and tidy environment that a

Provincial Park always provides.

Seasonal Trailers And Seasonal Camping

If you purchase a used trailer at the park, Marlene will also attempt to charge you H.S.T. on that sale.

We do after all pay H.S.T. on everything don’t we?

NO! Used trailers ARE NOT TAXED. DON’T PAY IT.

p.s. Before the Lawyers protest this, I have a sales contract with H.S.T. being charged on the used trailer sale.
